Design connects business requirements with architecture, building services and construction constraints. For the client, the deliverable is a coordinated set of decisions that supports procurement, construction and operation.
01Project information and brief
Work starts with the intended use, surveys, tenant requirements and the building management brief. The brief defines areas, room functions, equipment, operating hours and site constraints. For fit-out, available utility capacity, existing services and landlord–tenant responsibilities are particularly important.
This information establishes the deliverables, approval sequence and purpose of each design stage.
02Concept, statutory design and working documentation
The concept establishes spatial organisation and the character of the interior. Statutory design documentation describes the adopted solutions within the scope applicable to the project. Working documentation develops them into plans, sections, details, schedules and specifications for construction.
Russian Government Resolution No. 87 addresses the composition of statutory design documentation. It is not a universal sequence for every interior project or a construction acceptance procedure.
03Coordinating architecture and building services
Ceiling layouts, service routes, equipment and structural elements are reviewed together. Priority areas include plant rooms, shafts, corridors and service intersections. Reviews must consider installation and maintenance access as well as geometry.
A BIM model can support this coordination. The project procedures define the checks and assign responsibility for resolving issues.
04Approvals and design supervision
The project characteristics and scope determine which reviews and approvals are required. Before submission, check completeness, coordination between disciplines and resolution of client comments.
During construction, design supervision checks implementation against the design, responds to contractor queries and reviews changes. It does not replace construction quality control. Site visits, reporting and query procedures are defined in the appointment.
