Design stages: from brief to construction

The design sequence depends on the project, available information and delivery model. This practical framework helps define stage deliverables and distinguish concept design, approval documentation and construction drawings.

011. Feasibility and project briefing

Collect surveys, utility requirements, condition assessments and operational needs. Review structural loads, service capacity and site access. Fit-out also requires agreement on landlord rules, noisy working hours and delivery routes.

The stage produces a design brief, an information register and a list of issues affecting cost and programme.

022. Concept and space planning

Develop zoning, room relationships and the principal finish strategy. Test the layout against evacuation, building services, acoustics and accessibility requirements. Material choices are reviewed alongside operational needs.

The approved concept becomes the basis for development. Later changes are recorded and assessed for their effect on other disciplines.

033. Documentation and approvals

The statutory design scope is established against applicable requirements, including Resolution No. 87 where relevant. Working packages develop the design into installation dimensions, levels, details and specifications. All disciplines should use coordinated versions of the underlying information.

Required reviews, permits and approvals are identified for the particular project. Allow separately for document review and responses to comments.

044. Construction preparation and support

Before work starts, review the documentation package, approve samples and align procurement with construction. Issue current drawing revisions and establish the technical query process.

Design supervision supports implementation. Material substitutions and detail changes are assessed for function, appearance and their effect on adjoining systems. Design fees and duration depend on scope, complexity and the quality of the brief; one percentage cannot represent every project.
