Delivery depends on coordinated work by designers, contractors and suppliers. Construction management connects documentation, cost, programme and quality control. Fit-out also needs to accommodate the constraints and operating requirements of the existing building.
01Preparation and construction sequence
Before mobilisation, review documentation, scope boundaries, access and utility readiness. Establish the programme, temporary site arrangements and building management interfaces.
The sequence must account for concealed works, deliveries and required process intervals. Work in an occupied building also needs to accommodate neighbouring users.
02General contracting and project management
General contracting organises the contracted works and coordinates appointed trades. Project management consultancy, or PMC, manages tasks, programme, cost and participant interfaces within its appointment.
Delivery model labels do not replace contractual definitions. The responsibility matrix should identify who designs, procures, approves decisions and checks the work.
03Construction quality control and design supervision
Construction quality control checks work quality and compliance with the established requirements. Design supervision focuses on implementation of the design. The functions interact but have distinct roles and appointments.
Record contractor queries, substitutions and deviations through the agreed process. Review changes affecting other disciplines before the work proceeds.
04Handover and operation
At completion, assemble as-built records, required test reports and operating instructions. Record defects by location, responsible party and completion date.
Handover includes checking that spaces and systems are ready for the agreed operating conditions. Warranty scope, duration and claim procedures follow the contract; they should not be assumed identical for every product and trade.
